Property Description
The property comprises a freehold residential holding measuring approximately 858 m² with an estimated 200 m² under roof. The main dwelling offers two fully furnished bedrooms, one bathroom, a spacious open-plan living area, a fully equipped kitchen and a built-in braai area. Features include an off-grid solar power system, gas geysers, a Wi-Fi installation, a large residential stand, furniture and fittings included in the sale, and move-in ready condition. Area Description
Ben Fleur is an established residential suburb on the eastern side of eMalahleni, still widely known as Witbank, within the eMalahleni Local Municipality in the Nkangala District of Mpumalanga. It sits alongside Reyno Ridge and Bankenveld in the newer, lower-density part of the town, away from the older central grid. Day-to-day shopping is close at hand at the Ben Fleur Boulevard centre on Paul Sauer Street, under a kilometre from the property, with Highveld Mall, the region’s main shopping destination, about two kilometres north. Schooling in the immediate area includes Laerskool Reynorif and Curro Bankenveld, both around a kilometre and a half away. Private medical care is available at Life Cosmos Hospital roughly four kilometres west, with the Witbank Provincial Hospital a little under five kilometres away, and the eMalahleni town centre is about four kilometres west. Witbank Dam, the town’s main recreational water body, lies around four and a half kilometres east. eMalahleni sits on the N4 corridor between Pretoria and Mbombela and is the centre of the Mpumalanga coal and power-generation economy, which is the source of the corporate tenant demand the seller describes.
